Everything below is the price you would actually pay — nightly rate, cleaning, tax, and any extras. There is no service fee, because there is nobody in the middle.
What happens next
Four steps, no surprises.

You send the request
Pick your dates below and tell us who is coming. Nothing is charged and nothing is committed.

We reply the same day
Usually within a couple of hours. If the dates need adjusting we will suggest the closest thing that works.

A 50% deposit holds it
Secure payment link by email. The balance is due 30 days before arrival, and the dates are yours.

Arrival notes, three days out
Door code, parking, wifi, and a short note about what is worth doing that particular week.
House rules
The short list.
- Check-in 4:00 PM · check-out 10:00 AM. Ask us about flexibility — we can often accommodate.
- Maximum 12 overnight guests. The occupancy limit is a septic requirement, not a preference.
- No events, parties, or additional daytime visitors without arranging it with us first.
- Two dogs of any size are welcome for a $150 flat fee. Please keep them off the beds and the sofas.
- No smoking or vaping anywhere on the property, including the decks.
- Quiet hours from 10:00 PM. Sound carries a long way across a dune.
- The beach stair is unlit and steep. Children need an adult after dark.
- Guests must be 25 or older to book, and the person booking must be staying at the house.
Cancellations
If plans change.
- More than 60 days out
- Full refund, less a $150 administration fee
- 60 to 30 days out
- 50% refund of everything paid
- Inside 30 days
- Non-refundable, but we refund anything we manage to rebook
- Damage hold
- $500, released within five days of check-out
We recommend travel insurance for peak-season stays. If something genuinely serious happens, talk to us — we are people, and we have made exceptions before.
